Why We Started. Hudson Dorms was started by Stevens’ graduates, who experienced living in all of the housing options available to them in their college years. When they decided to move off-campus, they recognized that the housing options did not meet their needs. As a result, they took the best aspect of each housing option they lived in and created a new opportunity for students looking to move off-campus. The goal is to make living off campus as positive of an experience as possible.

Meet The Team
Michael Guglielmo
Hudson Dorms Founder
Mike graduated from Stevens with a Bachelor’s in Engineering Management and a Master’s in Systems Engineering. At Hudson Dorms, he handles finance, logistics, internal forecasting, and strategy. Mike spends time with existing students to find ways to improve service, optimize maintenance, and ensure each student has an incredible experience. He also loves to give tips to students any chance he can get to help them with their academic schedules, resumes, job placement, or their starting line-up for fantasy football! In addition, Mike has experience in the leasing industry as a data scientist.
Mike earned the name “Mr. Spreadsheet” for his astounding excel knowledge and forecasting capabilities. Mike built Hudson Dorms’ internal software for inventory management and financials. At Stevens, Mike was the president of the Stevens Ultimate Frisbee team and competed in mid to long-distance events for the Varsity Track team. Mike was a professional fantasy football consultant in 2018 and brought all his clients to the playoffs. When not at his desk, Mike can be seen skateboarding throughout Hoboken!
Ralph graduated from Stevens with a B.E. in Engineering with a concentration in Naval Engineering. Ralph worked at one of North Jersey's largest heavy & highway contractors for several years after graduating college. He then pursued his interest in property maintenance and started his own company. Ralph is a licensed and insured Home improvement contractor in the state of New Jersey. He is proficient but always learning considerable skills in general carpentry, plumbing, electrical work and finish carpentry.
In his off time, Ralph enjoys hiking and is currently building a camping trailer featuring all of the modern necessities such as solar power and air conditioning, all in a compact form. Ralph's personality, knowledge, and work ethic fit perfectly with the culture of Hudson Dorms. He is eager to solve any problems and address any issues that students may have.

Emily Kent
Chief Designer
Emily graduated from the New York School of Interior Design with a Bachelor of Fine Arts in Interior Design. Emily is the Chief Designer at Hudson Dorms. She creates stylish, functional, and comfortable living spaces for all our students, as well as digital marketing and event planning. Emily has known Mike for several years and has been well acquainted with life at Stevens while living in Hoboken.
Previously, she has worked at high end residential firms in NYC, including Robert Stilin LLC, and is well-versed in apartment design for urban areas. She loves creating an impact on people's day to day lives and has been passionate about art and design from an early age~ especially interior design! In her free time, Emily enjoys hiking, nature, running, and playing with puppies!
Chris is a 6-year resident of Hoboken and spent the first 5 years of his career at a FinTech startup in New York. In his time there, he helped the company grow from 10 employees to over 300 while leading various operations and product development teams. He loves helping aspiring entrepreneurs and college grads break into the startup space, so if you see him around Hoboken feel free to pick his brain!
Chris is originally from San Francisco, CA and is tired of watching the Chiefs beat the 49ers in the Super Bowl. He's an avid fantasy football player and in 2023 beat Mike in the semifinals of their shared dynasty league, which Mike has yet to forgive him for.

Ashley Prior
With a background in social media marketing and event planning, Ashley is excited to bring a Gen Z perspective to the Hudson Dorms team. Ashley is a native of New Jersey and is excited to explore what Hoboken has to offer. She earned a BS in Communication from Rutgers University-New Brunswick. Prior to her time at Hudson Dorms, she gained experience through internships with TheSalonGuy, a well-known Youtube influencer, Celularity, a Biomedical company, and Rutgers University Economic Development Group. She focused on increasing organic engagement, content, and sales across various platforms.
Ashley enjoys being behind the camera and capturing memories of the team, and students. Her goal is to share the company's story. When she is not following around the Hudson Dorms team, she can be seen walking her dog, going on hikes, or spends quality time with friends and family.
Community Manager
Brianna graduated from Kutztown University with a Bachelor’s in Business Management. She is the Student Sales & Leasing Coordinator at Hudson Dorms. Her responsibilities include leading the housing selection process, apartment tours, student leasing, and more.
Prior to joining Hudson Dorms, Brianna worked at the Wonder Lofts, a luxury complex right on Clinton Street in Hoboken. Additionally, Brianna obtained her NJ real estate license in 2020. Brianna is passionate about finding the perfect match and ensuring students seamlessly transition into their living arrangements.
In her free time Brianna loves to spend time with family and friends, go to the beach, and play basketball. Fun fact! Brianna was part of the women’s basketball team at both Saint Peter's University in Jersey City and Kutztown University in Pennsylvania.

Ryan Fessler
Operations Associate
Ryan studied Business Administration and management at the State University of New York at Geneseo. While living off campus at Geneseo, he understood the struggle of dealing with spotty housing and found HD’s mission. During the summer of 2022, he interned at Hudson Dorms while living in one of their current apartments. He had a blast living in the Patrician and would recommend it to all. He later joined the team full-time in the winter. At HD, Ryan spends a lot of his time in the maintenance and operations department ensuring the safety and comfort of our students. Outside of Hoboken, you can find Ryan on a plethora of different mountains. He enjoys his time outdoors immersing himself in such activities, his favorite being skiing. He’s been a certified ski instructor since he was in middle school. He enjoys football, martial arts, video and card games as well.
